I went to an auction knew about all the fees ahead of time, I'm a realtor. I was the high bidder, thought I had bought a house! WRONG! This is not a real auction, its just a front to get a bidder to try and negotiate a higher price with after the auction is over. I received a flyer in the mail saying this auction has no reserve but thats only if the bank likes your offer, as far as i'm concerned its not really an auction if you are the high bidder with no reserve and they still can turn you down.

First off, the most important thing is to do your homework. Not2Happy - Williams Title is not affiliated with Williams and Williams Auction. They are an auction company, not a title company.Joe- You should always do your due diligence before making an offer on a house, whether at auction or in the traditional real estate market. No one forces you to bid on a house when the amount goes higher than what you would like to pay. Sometimes you just have to know when to walk away.
The fees are always stated up front and you can contact local title companies to get an idea of what closing costs will be. You can also use your own title company. I verified all this information on the companies website which has an informative section to read BEFORE you attend the auction. Auctions are not for everyone. First time home buyers should be careful. Always investigate beforehand.

I won the auction for a house they were selling, the final bid was $90,000 I had to pay up $4,500 right then and there. Get THIS!!! the house only appraised at $70,000 and the bank selling the house was not willing to lower the price so I could buy it. SO..... I can't get my money back, trying to find another house asap and now have no money for this one. WHAT THE ***!!?? I have a feeling the auction company had fake bidders there to hike up the price. by the way i am 21 years old and trying to make the best of it. also there was another house being sold that day and the guy that bought that one is also SCREWED!, but his house was $120,000...... any ideas?? thanks joe

Yes, I had a similar experience; Be careful about their excessive "Auction Fees".
